Welcome to your new home! To help make your move as smooth as possible, this guide explains how to set up and manage essential utilities for your rental property. Most services should be activated before your move-in date to ensure everything is ready when you arrive.

Electricity (Power)
Electric service provides power for lighting, appliances, air conditioning, and heating systems.
In Southern Nevada, electricity is provided by NV Energy. Tenants are responsible for placing the electric account in their name prior to move-in.

Natural Gas
Natural gas may be used for heating, water heaters, stoves, or dryers, depending on the property.
If your home uses gas, you will need to establish service with Southwest Gas. For safety reasons, gas service may require an adult to be present during activation.

Water & Sewer
Water and sewer services are typically provided by the local municipality. Sewer charges are usually billed together with water service.

Trash & Recycling
Trash and recycling service is commonly handled by Republic Services. Some communities include trash service in rent, while others require tenants to set up service directly.

SIDs & LIDs (Special Improvement Districts)
Some properties are located in Special Improvement Districts (SIDs) or Local Improvement Districts (LIDs). These are fees assessed by the city or county for infrastructure improvements such as roads, streetlights, sidewalks, or drainage.
- SID/LID charges are not utilities, but may appear on your water bill or as a separate municipal charge.
- These fees are tied to the property and vary by location.
- Your lease will specify whether these costs are included in rent or tenant-paid.
