ZIP 89166 is the far northwest corner of the Las Vegas Valley, where the suburbs run out along US 95 toward Kyle Canyon Road and the mountains. Two master-planned communities account for nearly all of it, both built in the last two decades, which makes this one of the newest residential ZIP codes in the city.

Living and commuting in 89166
US 95 is the lifeline, running southeast to the 215 Beltway, Centennial Hills and downtown, and northwest to Kyle Canyon Road and Mount Charleston. Grand Teton Drive, Hualapai Way and Fort Apache Road are the main surface streets, and the Beltway is a few minutes south. Skye Canyon Park and the Providence parks anchor daily life, with ball fields, courts, trails and pools, and the elevation gives many streets views of the Spring Mountains to the west and the Sheep Range to the north. Centennial Hills Hospital and the Centennial Center shopping area are the closest major services.
Housing is almost entirely single-family and built since the mid-2000s, with townhome clusters near the commercial corridors. Both master plans run active associations that manage community standards, parks and events. Tenants are mostly young families and remote workers who trade Strip proximity for newer homes and open space. Schools are part of the Clark County School District.

New homes still need active management, and distance from the valley’s vendor base means maintenance has to be scheduled rather than improvised. IRES manages rentals across Skye Canyon and Providence with builder warranty tracking, preventive maintenance and a 24/7 emergency line, alongside tenant screening, a Nevada-compliant lease, rent collection with direct deposits, monthly statements through the owner portal, HOA liaison and photo-documented inspections. The neighborhood detail is on the Skye Canyon property management page, and the complete owner program is described under property management in Las Vegas.
Renters get a newer home near parks and trails, with online rent payment, a maintenance request system and a documented move-in report.
