
Aliante is a master-planned community in the northwest corner of North Las Vegas. It is built around the Aliante Golf Club and anchored by the Aliante Casino + Hotel at its southern edge. Developed by American Nevada Corporation and opened in the early 2000s, Aliante has become one of North Las Vegas’s most stable rental submarkets. It was attractive to first-time landlords because of lower acquisition prices than in Summerlin or Henderson. Secondly, consistent tenant demand from families and professionals commuting to North Las Vegas was a key player. Similarly, business parks and military personnel stationed at Nellis Air Force Base, adding to its value.
Aliante Rental Market Snapshot
Aliante’s rental stock is mostly single-family homes built between roughly 2003 and 2015, with pockets of townhomes and age-restricted 55+ product in the Sun City Aliante sub-community. Most properties sit within an HOA, with monthly dues that are generally moderate compared to Summerlin or Anthem.
Typical rent ranges:
- Townhomes and smaller SFH (3BR): $1,900–$2,400/month
- Standard 4-bedroom single-family: $2,300–$2,900/month
- Larger homes or newer builds near the golf course: $2,900–$3,800/month
Tenant demographics skew toward working families drawn by the Aliante Elementary. Even Legacy High School zones, Nellis AFB military families (Nellis is roughly 15 minutes away). Similarly, professionals commuting to the North Las Vegas Airport business corridor or the I-15 north-south corridor. The community has strong family appeal, parks, trails, and the Aliante Nature Discovery Park generate long tenancies.

Military Tenant Considerations
Nellis AFB proximity means a meaningful share of Aliante tenants are active-duty service members. Federal SCRA rules govern early lease termination for PCS orders, a 30-day termination notice after the next rent payment, regardless of what the lease says.
